A walled medieval wine town in Rioja Alavesa, built directly over a network of centuries-old underground wine cellars.

Moderate — Basque and Spanish dominate daily life, English is limited outside the city centre.

Almost exclusively Spanish and Basque domestic buyers. The very few foreign buyers who do appear tend to be connected to the Rioja Alavesa wine industry rather than lifestyle or retirement relocation.

Mortgage notes

There is essentially no international non-resident mortgage market here. This is a domestic Basque and Spanish housing market, and banks are not set up to assess foreign income profiles for purchases in this province.

Worth knowing before you commit

This is not an international property market — expect little to no local experience with non-resident financing, and a housing stock built for local demand rather than foreign lifestyle buyers.
