Teruel

One of the emptiest provinces in the European Union, and openly proud of it — Teruel exists on its own terms.

Its story

A high, cold Aragonese plateau cut by the Sistema Ibérico mountains, with the capital itself sitting above 900 metres. Sparsely populated moorland, pine forest and river gorges dominate the landscape rather than farmland or coast.

Bodas de Isabel de Segura festival, Mudéjar brick architecture, Semana Santa del Bajo Aragón with its UNESCO-recognised drumming tradition

Jamón de Teruel DOP, ternasco de Aragón, ajoarriero, hearty mountain cooking suited to a genuinely cold climate

About as quiet as Spain gets — vast, empty countryside and small towns where the population has been shrinking for decades

What almost nobody knowsTeruel city, at over 900 metres, is one of the coldest provincial capitals in mainland Spain, with winter frosts that regularly surprise visitors expecting typical Spanish weather.

Hidden gems

Rubielos de Mora

A walled Renaissance town in the Sierra de Gúdar with porticoed streets and a genuine sense of having been left alone by time — one of Spain's officially designated most beautiful villages.

Peñarroya de Tastavins

A remote Matarraña village with real dinosaur footprints nearby and almost no tourist infrastructure — depopulated Spain at its most striking.

The Dream Nest view

Who it suits

Not a typical Dream Nest profile — occasional Spanish second-home buyers or rural-property enthusiasts rather than international mortgage cases

Mortgage notes

Very low transaction volume outside Teruel city and Albarracín means limited comparable data for banks to work from, and valuations can take longer in genuinely rural areas. Most activity is domestic, not cross-border.

Worth knowing before you commit

Depopulation is not a marketing angle here — it is a structural reality that affects services, school availability, connectivity and property liquidity. Financing in the most remote municipalities can be harder to arrange due to low comparable sales data.
