Soria

Spain's emptiest, coldest interior province — genuinely beautiful, and genuinely not where an international mortgage buyer usually looks.

Its story

A high, sparsely populated plateau rising into the pine-forested Sierra de Urbión in the north, source of the Duero river, with wide open farmland and near-empty villages across most of the rest of the province.

Numancia's Celtiberian ruins, the poet Antonio Machado's years living and writing in Soria, and a landscape that has changed remarkably little — quiet, empty, and largely undeveloped.

Torreznos (crisp-fried pork belly), migas, and mushroom (setas) foraging culture in the pine forests, tied closely to the land and the seasons.

About as slow as mainland Spain gets — this is genuine rural depopulation, not a curated 'slow living' destination.

Hidden gems

Laguna Negra de Urbión

A glacial lake at the foot of dark cliffs in the Sierra de Urbión, tied to a well-known local legend and reached by a short walk from the road — strikingly empty even in summer.

El Burgo de Osma

A porticoed medieval town with a genuinely impressive Gothic cathedral, disproportionate to how few people know it exists outside the region.

Very low property values mean many cases here fall below typical bank minimum-loan thresholds for mortgage lending, and comparables for valuation purposes can be scarce outside the capital — this affects feasibility more than most other factors.

Worth knowing before you commit

Depopulation is not a marketing angle here — it means limited services, limited resale liquidity, and a genuinely long winter. Anyone drawn by low prices should understand exactly what they are and are not buying into.
