Your mortgage roadmap

Buying in Spain should not feel like guessing in another language.

Banks assess international income differently. Costs vary by region. Currency can move while you are signing. This is the real route from first call to notary — and what happens after.

Your personalised roadmap

See your roadmap

Two tracks running in parallel.

Finding the right property and securing the right mortgage happen at the same time — not one after the other. Here is how both tracks move together from first contact to notary.

Estimated timeline: 3–5 months
You've found it. Now make it safe.

Nothing is signed yet — and that is exactly the right moment. Before any reservation or arras, we check two things: that the finance works for your profile, and that the property is what it seems (nota simple, valuation, registry). It is the step that protects your money.

Your reservation is paid. Next come the arras.

Before you sign the arras, the finance and the property need to be checked. Once they are signed, pulling out usually means losing your deposit — so this is the moment to be sure.

Arras signed: the clock is running.

Your deadline is set in the contract, so the finance has to arrive on time. This is where we coordinate every step — bank, valuation, notary — so you reach the signing within the date you agreed.

The two tracks converge

FEIN — the binding mortgage offer.

This is the only document in Spain that constitutes a real mortgage commitment. Everything before is preparation. We make sure you understand every line before you sign.

Transparency review at the notary

The notary verifies you understand the terms. This mandatory step happens at least one day before signing the mortgage deed. We prepare you beforehand.

Arrange payment methods

Bank cheques, transfers, currency conversion — coordinated so every payment arrives on time at the notary.

Currency exchange via Moneycorp Lock in your rate before signing day

Signing day

Mortgage deed and property deed signed at the notary. The property is now legally yours.

Land Registry

Your purchase is registered officially. The property and mortgage appear in the Registro de la Propiedad under your name.

Keys handover

The property is yours. Move in, set it up, or simply enjoy knowing it is done — properly.

After the keys

Most mortgage brokers disappear when the keys are handed over. We do not.

“You should not have to remember everything after buying. Some things should remember you.”
